Studio Leaders to speak at LeadingAge PA & NJ/DE Annual Conference

Meyer Principals and Senior Living Practice Leaders, Dan King and Shannon Remaley, along with The Residences at Plainview Executive Director, Rachel Capone-Anderson of Chelsea Senior Living, will be speaking at the LeadingAge PA & NJ/DE Annual Conference this June on the topic of adaptive reuse conversions for senior living. The conference, to be held June 16-18, 2021, will be a virtual experience for attendees to enjoy dynamic, energizing keynotes and educational sessions targeted for nursing home administrators, C-suiters, social workers, human resource managers, accountants, marketers, and professional services providers.

Adaptive reuse can be an effective strategy for optimizing the operational and commercial performance of a built asset. Repurposing certain building types, such as a hotel, can be an attractive alternative to new construction, especially those that are already situated in prime locations. With the increase of distressed hospitality and multi-family properties available more than ever due to the coronavirus pandemic and struggling economy in 2020, adaptive reuse is a transformative approach to senior living. Senior living can be a challenging application due to its operational and programmatic constraints, however, hotels, extended stays and apartment buildings offer many of the attributes already in place for a successful repurposing. Along with their residential units, many of these property types can include a lobby, reception or community area, kitchen and dining area, recreational areas, and outdoor amenities on site. In more urban areas, nearby amenities to walk or ride can play into an owner’s proforma along with their sales and programming aspects. Vacant malls or underutilized parking lots may offer strong infill opportunities with little open space for ground-up development.

This session will take audience members through the process of successfully completing an adaptive reuse project for senior living. Starting with selection and evaluation of property types, deciphering building codes and regulations, syncing the design and construction process, marketing and sales initiatives, and building operation implementation. This dynamic panel of professionals will examine the effectiveness of adaptive reuse projects for senior living applications and how to properly design and construct these types of challenging projects from concept to completion.
